conventional

Available to borrowers with credit scores of 620 or higher, though they are more credit score sensitive and generally work best for borrowers with credit of 660 or higher. 

fha

Available to borrowers with credit scores of 500 or higher, though you will see more options for borrowers with scores of 580 or higher with this program. 

vA loans

Available to eligible veterans and their spouses and other beneficiaries. Flexible with minimum credit score requirements, though most lenders will require a 580 score or higher. 

usda

Available for buyers who want to own a home in an eligible rural area. More flexible with credit score requirements, but most lenders will require a minimum score of 600 or higher.

non-conforming loans

We offer many additional loan programs which may suit your needs better. Such as Jumbo financing, bank statement loans, DSCR loans for investment properties, and more. We will review these options with you based on your specific criteria to find the best fit for you.

• Down payment options as low as 3%. 

Mortgage insurance required if you have less than a 20% down payment. Your mortgage insurance premium is determined by your credit score and amount of down payment you put toward the home. 

Mortgage insurance can be removed once you gain 20% equity in your home based on the value of the home when you purchase it.

FHA loans Criteria

Available to borrowers with credit scores of 500 or higher, though you will see more options for borrowers with scores of 580 or higher with this program.

FHA loans

• Available to borrowers with credit scores of 500 or higher, though you will see more options for borrowers with scores of 580 or higher with this program. 

• Down payment of 3.5%. 

• Some FHA loan programs will allow you $0 down payment. 

Mortgage insurance is required regardless of the amount of down payment you put towards the home, and does require an up front mortgage insurance premium that is financed on top of your loan amount. The mortgage insurance premiums for FHA loans are set and do not vary based on credit score or down payment.

VA loans

• Available to eligible veterans and their spouses and other beneficiaries. 

• Flexible with minimum credit score requirements, though most lenders will require a 580 score or higher. 

• Zero down payment required. 

Do not require private mortgage insurance. They do require a funding fee which is financed on top of the loan amount for those veterans who are not exempt.

VA loans Criteria

Available to eligible veterans and their spouses and other beneficiaries. 

USDA loans Criteria

Available for buyers who want to own a home in an eligible rural area. 

USDA loans

• Mortgage insurance is required at a set rate along with an upfront guarantee fee which is financed on top of the loan amount.
